What "ready to move" must mean

Why ready units cost more and what you save
The developer has carried the construction risk and financing to completion, and the buyer takes none of it; that certainty is priced in. Against that, a ready unit attracts no GST, which on an under-construction purchase is a material addition; the loan starts against a completed asset, so there is no rent-plus-EMI overlap; and there is no possession-date risk. Stamp duty and registration apply as usual. The inspection before you register
Walk the unit with the specification annexure and a measuring tape: carpet area against the RERA figure, fittings against the annexure, doors, windows and balconies against the plan. Test every tap, drain, switch and the air-conditioning provision. Look for seepage on external walls and under bathrooms. In the common areas, check the lifts, generator, fire systems and water treatment are commissioned, not just installed. Ask the association or the developer for the current maintenance rate and any arrears.
