Buying apartments for sale in Gurgaon runs through a fixed sequence — shortlist, booking amount, KYC, allotment letter, Builder-Buyer Agreement, payment plan, possession, conveyance — with Haryana-specific costs and documents at each step. The sequence is the same whichever corridor you choose; what changes is who you are buying from.

The booking-to-registration sequence
Most apartments for sale in Gurgaon are bought on primary sale, which starts with a requirement and a shortlist, then a site visit, then a booking amount paid against an application form. Read that form's cancellation clause before paying: the deduction on withdrawal is set there, not negotiated later. KYC follows, then the allotment letter naming your unit, floor, area and price. The Builder-Buyer Agreement comes next and is the contract that matters — possession date, specification annexure, penalty clauses, permitted deviations. Payment then runs on the agreed plan until the developer receives the Occupation Certificate, offers possession, and executes the conveyance deed at the sub-registrar.
A resale runs differently: chain of title, agreement to sell, developer transfer endorsement if conveyance has not yet happened, then the sale deed. The flats for sale page sets out the resale checks in full.
What sits above the base price in Haryana
On a primary sale here the price list quotes a base sale price. Everything below is additional, and together it is the difference between the number in the advertisement and the number you pay.
| Component | What it is | Set by |
|---|---|---|
| Preferential location charges (PLC) | Premium for corner, park-facing, higher floor or view | Developer, in the price list |
| EDC and IDC | External and internal development charges passed through from state levies | Developer, per the licence |
| GST | Applies to under-construction units; none once the Occupation Certificate is issued | Statute |
| Club membership and maintenance deposit | One-time charges at possession | Developer |
| Stamp duty and registration | Paid at the sub-registrar on the higher of agreement value and circle rate; varies by buyer category and municipal area | Haryana schedule |
Best for: Ask for the price list, the PLC schedule and the payment plan together — the three of them are the real price
Where primary and resale supply sit
Primary sale dominates the corridors still building: Dwarka Expressway, New Gurgaon, Southern Peripheral Road and much of Golf Course Extension Road. Resale dominates Golf Course Road and the older Sohna Road projects, where most towers are complete and occupied. That geography, more than preference, decides which route is open to you. If you want a specific corridor and a specific stage, one of the two routes will usually be the only one available, so check the ready to move and new launch pages before fixing your expectations.
The documents to collect as you go
On any of the apartments for sale in Gurgaon you shortlist, keep the application form, allotment letter, Builder-Buyer Agreement, every payment receipt and every demand letter together from the first day; they are the basis of any claim to HRERA and of your loan disbursements. Before the booking amount, take the HRERA registration number and read the record. Before the agreement, read the specification annexure and the possession date. Before possession, inspect against that annexure and get the snag list signed. Before conveyance, confirm the Occupation Certificate covers your tower. Apartments for sale in Gurgaon are sold on a single price list under RERA, so the price is not where your attention should go — the paperwork is. Format by format, the 1 BHK and 5 BHK pages cover the two ends of the size range.
Primary or resale for apartments for sale in Gurgaon?
Choose a primary purchase if you want a new building, a payment plan spread across construction, a choice of floor and unit, and HRERA remedies if the date slips; the newer corridors are where that choice exists. Choose a resale if you need to occupy within months, want to see the finished campus and its occupancy before paying anything, and are prepared to verify a chain of title and negotiate transfer charges; Golf Course Road and older Sohna Road projects are where that supply sits. Either way, budget the full stack above the base price before comparing, and read the cancellation clause before the booking amount leaves your account.
